Working Budget
We begin with meeting with our clients to establish an accurate build cost. We liaise closely with our clients to establish their exact requirements (i.e. builders finish, turnkey, phased development, etc). Once we have a clear understanding ofour clients’ requirements and level of desired finish, we move forward with the preparation of the pricing document.
Develop Pricing Document (Bill of Quantities)
Once construction drawings are finalised. Our project Quantity Surveyor will begin with a detailed take off and measurement of the building elements. All elements are measured precisely and priced. In addition to measured items, labour rates are applied. Contingencies, allowances and provisional sums are accounted for to establish the overall build cost.
Market Testing
On completion of the pricing document, we then market test labour rates and prices. Rates and prices in the construction industry fluctuate so this step is crucial in ensuring an accurate build cost is established. Subcontract packages and scope of works for each package are prepared, formalised and issued for pricing to the supply chain.
Finalised Pricing Document
The pricing document will outline all rates, material costs, preliminaries, and allowances. At this stage we review the pricing document with the client item by item. The detailed pricing document provides our clients with a clear picture of what each element is costing and where the finances are being allocated. We apply value engineering where applicable if the cost of such elements are beyond the clients ability to afford or in fact it makes practical sense to re-engineer certain elements to a more simplified solution.
Cost Certainty
With the design finalised and the value engineering exercise concluded the overall project budget is transparent. Our clients can clearly visualise where the finances are allocated and if they need to consider alternatives or if their objectivesare achieved within the required project budget.
Project Cost Management & Reporting
With the final budget known and the construction phase in progress, our Quantity Surveyor continues their role in the project during the delivery stage. Typical tasks completed by our Quantity Surveyor during the construction phase includes:
